The first level is excavated into the hillside with exterior walls of cast-in-place concrete. The renovation process included new waterproofing at these subterranean walls. The improvements, with the exception of modernization of electrical, plumbing and air conditioning, were primarily cosmetic including plaster, millwork, paint removal and new painting and staining. All plumbing and electrical systems were replaced and brought up to standard and a HVAC system was installed for the first time.
